NOTICE TO ALL SUN CITY ALIANTE RESIDENTS
It has come to the Aliante Master Association Board of Directors’ attention that zoning changes that may have a negative impact on the community are on the City Planning Commission’s agenda October 8, 2014 at 6pm.
The area currently in question is the commercial lot at Nature Park Drive and Aliante Pkwy and the developer’s current plans are to place a Carl’s Jr drive-through and a Capriotti’s in that location.
If you wish your voice to be heard, you must attend the October 8thplanning meeting as a concerned homeowner.
ATTENTION ALIANTE RESIDENTS
On September 10, 2014 the City of North Las Vegas Community Development Department held a public hearing to review a special use permit application for the area of Nature Park Drive and Aliante Parkway. Dapper Development has applied for a special use permit to construct a Carl's Jr. fast food restaurant with a drive through at this location within the Aliante Master Planned Community. This area is currently zoned for MPC-C-P, Master Planned Community Professional Office - Commercial District. If this zoning change request is approved the old Aliante Info-Center building will be razed and a Carl's Jr. with a drive through along with a Capriotti's sandwich store will be constructed. This change will create a commercialized area that will: a) dramatically alter the street view, b) change the dynamics of the area due to the addition of proposed business signs to draw attention from the 215, and c) greatly increase traffic turning left from Aliante Parkway onto Nature Park Drive. Nature Park Drive is a single lane road that leads to the Park in the area near the children's playground and is used by residents of Autumn Ridge/Springdale to enter and exit their community. One of the biggest concerns is the likelihood adults and children will jaywalk from the Park, across Nature Park Drive, to the Fast Food restaurants. All of these changes may have a negative impact for the area.
If you live within 500 feet of this area, you should have received a mailer from the City. If you are an aggrieved party, your opinion may carry more weight.
Also a variance was previously requested to place a "Dotty's" at the corner of Aliante Parkway and Deer Springs. This variance was denied by the Planning Commission. This may be appealed to the City Council by the developer. As of the time of this posting, it has not been appealed. We will post updates on this website as they are received.
If you would like to have your voice to be heard, whether it be for or against this issue, you must personally attend the planning commission meeting being held on October 8, 2014 at 6:00 p.m. at the North Las Vegas Council Chambers, 2250 Las Vegas Blvd. North. This agenda item was previously postponed and the requesting party was urged to hold a Neighborhood Impact meeting with the residents of the community for their feedback. The Association is not currently aware of any attempt on their part to do so. From more information, call the City of North Las Vegas Community Development Department at 702-633-1537. For special assistance or accommodations at this meeting, please contact the ADA coordinator at 702-633-1510 at least 72 hours in advance of the meeting.
